The developer has specified restrictions for Cawfield in order to keep the integrity and beauty of the neighborhood for it's homeowners. You may requested a copy of the full restrictions from PFM Development, Preston Marshall, .
Cawfield has a 2,400 square foot minimum for the main structure of your home. You may bring your own builder as long as you have approved the builder and all plans and specifications of the house and improvements for each lot. This includes, but is not limited to, erosion control, elevations, roof pitches, exteriors colors and site elevations. All tree removal and grading, modifications, changes, all signs and all other reconstructions, improvements, outbuildings and facilities of all kinds and types must be approved in writing in advance by the Architectural Review Committee (ARC) Guidelines, standards, procedures and time-tables set by the SRC. In addition, fencing, mailboxes, posts and location of these must meet ARC's guidelines. The ARC will use its best efforts to approve or disapprove all submittals within 7 days.
Cawfield Homeowner's Association is mandatory and fees and dues are subject to change according to the needs of the neighborhood. Dues and fees begin when lot is purchased.
There is a two-year time frame in which the owner must begin building. Once started, builder must follow building time frames set in the contract. It owner has not built within the two-year period, the developer has the option to purchase the lot back from the owner at the original price paid by the owner.
